A deed is a witnessed writing under Property Law Act 1952 s 4.   Use of a s4 
deed or a statutory equivalent is required for some transactions [conveyances 
and mortgages of real property].  In other cases, deeds are used to 
facilitate enforcement in the case of a dispute.
